Job Overview
This position assists facilities management with day-to-day operations of the department by participating in, performing, and documenting installation, maintenance, and repair of facility related equipment.
Job Responsibilities and Essential Duties
- Plan for assigned work orders including materials, parts, training, and other requirements to ensure that facility related equipment projects and installations are executed in an efficient manner.
- Perform troubleshooting, repair, installation, and preventive maintenance on the following site utilities and related equipment: compressed air, vacuum, chilled water, boilers, humidifiers, HVAC air handling units, de-ionized water, variable speed drives, plumbing, hot water, furnaces, refrigerators and freezers, exhaust fans, bottled gas and carpentry.
- Knowledgeable in the relationships of equipment maintenance/performance/reliability through monitoring and quality control.
- Propose original solutions to resolve challenging maintenance and break-down issues of site utilities and related equipment efficiently and effectively under strict time constraints.
- Working knowledge of flow controls, valve selection, pressure regulation and system controls and water purification systems (RO/DI) and particulate filtering (HEPA).
- Participate in HVAC maintenance at the direction of HVAC Mechanics
- Respond to plant wide hazardous and non-hazardous waste removals and spill cleanup and disposal.
- Respond to on and off hours’ time-sensitive repair requests (automated system alerts/alarms) related to facility infrastructure and support equipment.
- Perform activities according to documented policies and procedures, ensuring that all documentation is executed completely.
- Lead spare parts management including organization, tracking, and replenishment, while coordinating with other departments and business functions.
- Lead waste collection, organization, scheduling, tracking, and documentation.
- Responsible for the scheduling and oversight of fire alarm and suppression systems maintenance.
- Alternate coordinator of Computerized Maintenance Management System activities, detailed knowledge of use and execution.
- Primary contact to supervise, direct, and advise outside service providers performing facilities maintenance.
- Respond for requests of equipment and office materials/content moves.
Minimum Requirements
- A high school degree or equivalent is required.
- 2 - 6 years of experience in a maintenance or related field and/or a combination of education and experience in troubleshooting and repair of facility infrastructure equipment is required.
- Possession of the following certificates or licenses would be a plus: Electrical License, HVAC, Class III or Universal Refrigeration Certificate.
Required Knowledge, Skills, and Abilities
- Must be able to demonstrate expert troubleshooting skills, communicate effectively and demonstrate leadership skills in a team-based environment.
- A working knowledge of Building Standards and Regulations.
- Flexible, capable of working in a demanding/challenging environment, and having a professional attitude with good communication and computer skills.
- Understanding and conforming with the Health and Safety Policy to identify the significant risks that relate to actual or potential hazards with the work being performed.
- Working knowledge of electrical and plumbing systems and carpentry is required.
- Knowledge of the safe and effective use of power and hand tools.
- Ability to read wiring diagrams, schematics, plumbing diagrams and troubleshoot electrical wiring, relays, motors is required.
- Working knowledge of, and ability to troubleshoot, HVAC and refrigerant systems, thermostatic and gas furnace controls, flow controls, pressure regulation systems and controls, installation and repair of duct work and flow controllers and HEPA filter maintenance a plus.
- Experience in an FDA regulated industry or ISO certified organization is preferred.
Salary range: $27.00- $32.00 p/hr., depending upon experience and location-hourly role with multiple locations
